I love Real Estate. In fact, I have a serious passion and inward drive for what I do. I know there are many in the working world that calls going to work every day a job. I refer to it as an opportunity, a chance to help people fulfill their dream of a lifetime, that of purchasing a home. This isn’t a job for me, it is a joy, it is truly an opportunity to serve others.
Having said this, I’m reminded of a moment that has occured within several contracts over the past few years where my buyers nearly made a fatal mistake and almost crushed the deal. In fact, this moment is about the only time in Real Estate that I wished I was doing something else. (Please appreciate my humor) So what mistake do buyers often make that can be so tough to deal with?
It occurs in the area of finance. In fact, it’s always between the beginning of the contract and the closing of the deal. Clients simply go out and spend money; sometimes a little and other times it can be a huge spending spree. I’ve seen some run up a credit card or two. I’ve observed others as they go out and buy a car, furniture or even go on a vacation. Please understand, if a huge mortgage is not involved or your credit score is superior, you MIGHT get away with it. On the other hand, if your credit score is border line, a dozen points shaved off of your score because of a needless purchase will more than likely cost you money at the closing table you hadn’t counted on spending or even higher interest, and sometimes the entire deal!
If you are currently or are going to be involved in a contract to buy a house, please put away the credit cards. Do NOT make any purchases on any kind of credit and even guard that your savings or checking accounts do not shrink through out the closing process. Then the mortgage pre-approval you will have secured at the beginning, before going house hunting, will carry you through to the closing of the deal. You will have purchased a house and now will have the wonderful privilege of making that house a home.
